By making a booking, you are agreeing to the following Terms & Conditions.
Please read them carefully.
1. Booking & PaymentYou must be 18 years or older to book.Maximum occupancy is 6 guests, plus 1 infant in a travel cot.
A 50% deposit is required at the time of booking. The remaining balance is due 30 days before arrival.
Cancellations:
The first night’s stay is non-refundable.
Cancellations made 30 days or more before arrival will receive a refund of any remaining payments.
Cancellations within 30 days of arrival, no-shows, and early departures are non-refundable.
2. Security Deposit
A £250 security deposit hold will be placed on your card 3 days prior to arrival via Charge Automation. This hold is released within 7 days of check-out, subject to no damages, breakages, or extra cleaning requirements.
3. Pets
Up to 3 dogs are welcome for a £35 per stay fee.More than 3 dogs?
Please contact us prior to booking to discuss.
A £50 cleaning fee will be charged if dog waste is left in the garden after check-out.
4. Check-in & Check-out
Check-in: From 4pm
Check-out: By 10am
Entry is via smart lock, with access code provided through the Charge Automation app once the security deposit hold is in place.
5. House Rules
- Please treat the house and furniture as your own. Leave the property as you found it — do your washing up, and take out rubbish. If anything is spilt, please use the provided cleaning products.
Shoes off inside please. The solid wood floors mark easily.
Use provided throws for dogs on furniture and wash dog towels before departure (washing powder is under the sink as we use comercial laundry it cant be taken off site).
Muddy dogs must be washed at the outdoor dog station before entering. There are dog toweks for your convienience, and hot and cold taps so they don't get cold!
Ensure all dishes are washed or dishwasher is run before check-out.
Toys and books for children and adults are provided — please leave them complete and in good condition.
Only the EV charger provided may be used. Using 3-pin plugs for EV charging will result in eviction.
All dog mess must be cleared from the garden — a £50 fee applies for non-compliance.
Cupboards marked "private" are off-limits. Unauthorised use of items not left for your guests incurs a £10 per item fee.
Outdoor cushions must be returned to storage when not in use, or drying/re-treatment charges will apply.
Left property will be disposed of or donated after 3 months unless the guest arranges collection at their cost.
Issues must be reported during your stay. Refunds will only be considered for issues raised before check-out.
6. Hot Tub Rules
Use between 8am - 11pm only.Misuse (e.g., dirty water, inappropriate behaviour, excessive noise) will result in draining and a £100 refill fee.
Only use dark towels provided.
Always shower before and after use.
No fake tans, glassware, excessive drinking, or drugs in/near the hot tub.
Wear footwear in the garden to prevent mud entering the tub.
Keep the cover on when not in use.
Hair to be tied up if long.
Pre-set temp is 38°C — suitable for most users.
Children under 4 must not use the hot tub; under 16s must be supervised.
Never use electrical devices near/in the hot tub.
Be cautious of slippery surfaces in winter.
Health Warnings:
Pregnant women, and people with heart conditions, high blood pressure, or diabetes should consult a doctor before using.
Exit immediately if feeling unwell.
The hot tub is treated with chemicals — do not use if you have chlorine allergies.
You are responsible for any damage and agree to follow these rules by using the hot tub.
7. Damages & Misuse
You are liable for any damage, breakages, or excessive cleaning required.Charges beyond the £250 security deposit will be invoiced.
We reserve the right to evict without refund for serious breaches.8. LiabilityYou stay at your own risk. We are not liable for accidents, injuries, or loss of belongings, except due to our negligence.
9. Force MajeureWe are not liable for cancellations due to events beyond our control (e.g., weather, emergencies).
10. Data & Privacy
We will only collect and use your personal data to manage your booking, take payments, comply with legal obligations, and communicate with you about your stay. We will never sell or share your data for marketing purposes.

11. Governing Law
These Terms & Conditions are governed by the laws of England & Wales.
